SERVICE 04 / ENVELOPE REVIEW

Roof, envelope & structure checks.

Plan safe observations of roof systems, external walls, openings, drainage and visible structural concerns.

Agricultural roof and external envelope viewed from ground level

The building envelope separates internal operations from weather. Its condition affects maintenance planning, moisture management and the visibility of wider concerns.

Roof and drainage

Roof observations may cover material type, visible deformation, laps, edges, penetrations, flashings and signs of weather exposure. Gutters, outlets, downpipes and discharge points form part of the water-management review. Insulation indicators may be visible at openings or internally, but concealed build-ups cannot be assumed.

Walls and openings

External walls may be masonry, concrete, timber, metal cladding or a combination. Record staining, impact damage, corrosion, open joints, displacement and damaged finishes where visible. Doors and windows should be considered for condition, operation information and weather sealing without forcing damaged components.

Structural observation categories

Visible categories can include deformation, cracking, corrosion, displaced elements, damaged connections and signs of water exposure. These observations do not establish structural capacity or stability. A structural engineer or other qualified professional may be required where load-bearing elements, movement or unsafe conditions are suspected.

Safety boundary

Do not encourage unqualified personnel to climb roofs, enter unstable buildings, work beneath unstable components or operate specialist access equipment. Roof access can require suitable equipment, trained personnel, exclusion zones and a site-specific risk assessment. Suspected asbestos-containing materials must not be disturbed.

Key observations

Use ground-level context photographs and detail photographs where safe. Record the side, elevation, component and visible feature. Compare with earlier records only when the dates and viewpoints are known.

What to prepare

Prepare roof material information, access restrictions, maintenance records, drainage concerns, weather exposure history and known incidents. Identify areas that require a specialist assessment rather than attempting to extend a visual review.
